How Floor Refinishing Works We’re about to tell you what is involved in the floor-refinishing process—but before we do, know that this is a job that should only be done by professionals, like us. This is because the process produces a lot of dust and fumes that require proper ventilation and protection, the process is dangerous AND if you don’t do it properly you can permanently damage or ruin your expensive hardwood floors. The steps involved in hardwood floor refinishing include: 1. Screening or sanding the floors If your floors have a polyurethane finish (and not a wax-based finish) then you can screen your floors, which is easier on your floors as you don’t have to cut into the finish. This removes the top layer, enabling you to add a new finish. Or 2. Sanding If your floors have been waxed then you can’t screen the floor as it can only be done on floors sealed with a polyurethane finish. If you have waxed your floors then you will need to sand them down to make room for your new finish. 3. Finishing Once the top finish has been sanded or screened off you’ll need to apply a new finish. This step is what restores your floor’s ‘flamboyancy’. The two most popular polyurethane finishes—oil- and water-based. Those who opt for oil often do so for the rich amber colour that it changes to over the years (water-based stays transparent). Lighter floors often go with a water-based finish that retains the light colour and is easier to work with as it dries quicker.
